See what your report will look like

Our reports are written in Hive, an online report you can open on your phone, tablet or computer, or download as a PDF. Every finding comes with photos, a plain-English explanation and a recommendation, and a summary page pulls the important items together for you and your agent.

  • · Photos of every finding, with arrows and notes
  • · Safety items, repairs and maintenance marked clearly
  • · A summary page to share with your agent
  • · A repair request builder for agents

The sample opens in a new tab. It is a demonstration report with a made-up address.

Why Signature

A team that has built, sold and inspected homes

Most inspectors come to the job from one direction. Our team comes from several, and every report is better for it.

Builder’s eye

A licensed general contractor on the team, plus hands-on experience in custom home building and renovation.

Real estate know-how

A licensed realtor on the team, so we understand due diligence deadlines and how findings play out in a sale.

Thermal imaging

An infrared camera helps us find moisture, missing insulation and overheating electrical parts the eye can miss.

Licensed drone pilots

Steep or fragile roofs still get a close look, with aerial photos added straight into your report.

Clear, photo-rich reports

Every finding has photos and a practical recommendation, so you know what matters and what to do next.

Veteran-led

Andrew is a military veteran who leads every inspection with integrity, precision and genuine care.

FAQ

Questions we hear often

Which areas do you cover?+

We are based in Whispering Pines and inspect homes across Moore, Richmond, Cumberland, Hoke and Scotland counties. Most of our work is in Pinehurst, Southern Pines, Whispering Pines and Aberdeen, with regular trips to Fayetteville and Raeford.

When should I book my inspection?+

As soon as your offer is accepted. In North Carolina, repairs and price changes are usually negotiated inside the due diligence period, so the earlier the report arrives, the more time you have for quotes and follow-up questions.

Should I be there for the inspection?+

You are welcome to, and it is a good idea to come for the last part so we can walk you through what we found. If you are moving from out of state, the online report has photos of every finding so you can follow along from wherever you are.

Do you inspect crawl spaces?+

Yes. Many Sandhills homes sit on crawl spaces, and we go into every accessible one to look at the framing, moisture, insulation, vapour barrier, plumbing and ductwork.

Do you walk the roof?+

When it is safe to. Steep, high or fragile roofs are inspected with a drone flown by one of our licensed drone pilots, and the aerial photos go into your report.

Can you test the well water or for radon?+

Yes. Laboratory water testing and radon testing can be added when you book your inspection. Both take a few days to complete, which is another reason to schedule early.

What does the report look like?+

It is an online report with photos and a recommendation for every finding, plus a summary you can share with your agent and a PDF version. You can open a sample report on our Your Report page.

Can a house fail an inspection?+

No. An inspection is not a pass or fail test. It is a clear record of the home’s condition on the day we inspect it, so you can decide what to repair, negotiate or accept.
